Debt service coverage (DSCR) calculator
How many times a property’s net operating income covers its loan payments.
How it’s worked out
DSCR = NOI ÷ annual debt service. Debt service is the year’s scheduled principal and interest.
Example: $42,000 of NOI against $32,000 of debt service is a DSCR of 1.31. Above 1.00, the property’s income covers its loan payments. Below 1.00, it doesn’t.
Lenders set their own minimums and may calculate it differently, so ask yours what they use.
See coverage across every loan.
Praedia OS™ works out DSCR from your ledger, property by property, using scheduled payments, so a payoff or extra principal doesn’t distort it.
