For your accountant
Books your accountant will recognize.
A real general ledger underneath everything, with the controls an accountant expects. Here's the short version, including what it doesn't do yet.
The basics
| Method | Double-entry, one general ledger as the single source of truth |
|---|---|
| Basis | Cash. Accrual is planned for Q4 2026 |
| Balancing | Enforced by the database; an unbalanced entry can’t be saved |
| Balances | Calculated from the ledger every time, never stored where they can drift |
| Depreciation | Straight-line with IRS first-year conventions; bonus and accelerated methods not yet offered |
| Fiscal year | Starts in the month you choose |
Controls that hold up
- Posted means posted. Corrections are new entries, never edits.
- Closed means closed. Nothing dated in a closed period can change, from anywhere in the app.
- No closing entries. Retained earnings are worked out from the ledger.
- The right accounts, every time. Each transaction type checks the accounts it uses.
- A full audit trail. Every journal entry change is logged, with who and when.
- An integrity check to run before you close.
Cash basis, done properly
Rent that's due is tracked separately, so you know who owes what. It isn't income until the money arrives.
Property-level books from one bank account
Pay every bill from one account and still get clean books per property. Company overhead stays out of each property's NOI, and anything untagged is listed for you.
Schedule E
By property, and it ties.
Map each account to its Schedule E line once. From then on, Part I builds itself by tax year, a column per property, and checks itself against the Profit & Loss. If they don't agree, it tells you by how much.
Export to CSV or PDF. (Figures from your books, not tax advice.)
Repairs and improvements, kept apart
Repairs are expensed. Improvements are capitalized or expensed when you decide, never by accident. Depreciation is drafted for you with the right first-year convention, and land never depreciates.
Statements
Profit & Loss by portfolio, property or unit; Balance Sheet as of any date; a Cash Flow Statement that ties to the real change in cash; General Ledger, Trial Balance and more. PDF and CSV.
Access for you, not the keys to everything
Invite your accountant with their own role: the books, without the keys to everything else. (Today, an Admin or Manager exports the reports for them.)
